The refit.space website is operated by Refit.space srl, an Italian-law company with registered office at Via Copernico 38, 20125 Milano MI, Italy.

Pursuant to art. 7 of Legislative Decree 70/2003 (implementing the e-commerce Directive 2000/31/EC), we provide below the company's identifying details.

Using the site constitutes full and unreserved acceptance of these Terms. Acceptance is implied through mere browsing, and expressed when you create an account or request a property valuation.

To use the services offered by the site you must be at least 18 years old, or have authorisation from a person with parental responsibility. If you use the site on behalf of a company or organisation, you declare that you have the authority to bind it to these Terms.

We reserve the right to amend the Terms at any time. The applicable version is always the one published on the site at the time of use, as shown in the "Last updated" field.

The refit.space website is the institutional and marketing site of Refit.space srl. It provides information about the company (who we are, values, completed projects), a free online property valuation tool, and a user area for saving and consulting your valuations.

The site is not an e-commerce platform: we do not sell products or paid services through refit.space. Real estate brokerage activities under Italian Law 39/1989 and Legislative Decree 59/2010, when carried out, take place exclusively offline through separate agreements with clients and are not concluded through the site.

The valuation tool on refit.space produces an estimated market value for a property by means of an artificial intelligence (machine learning) model trained on public market data (OMI database — Italian Revenue Agency (Agenzia delle Entrate) real estate observatory, historical transactions, urban-planning and location parameters). The model currently covers the Milan and Como areas with the highest accuracy; for other locations a local calculation engine based on average market parameters is used.

It is essential that you understand the limits of this tool. The estimate is purely informational and indicative: it does not constitute a real estate appraisal (perizia immobiliare) pursuant to Ministerial Decree 28/2010, is not a valuation compliant with international RICS or IVS standards, is not a sworn appraisal, is not binding on Refit.space or on third parties (banks, notaries, courts, public administrations), and cannot be used for official purposes.

In particular, the estimate generated by the site CANNOT be used as a basis for mortgage applications, succession proceedings, inheritance divisions, divorce proceedings, insolvency or enforcement proceedings, company contributions, notarial deeds, or any other purpose requiring a formal appraisal. For such purposes it is always necessary to engage an appraiser registered with a professional roll (perito).

Pursuant to Regulation (EU) 2024/1689 (AI Act), our tool is a low-risk artificial intelligence system: it does not fall within the high-risk systems listed in art. 6 of the AI Act, as it is not intended for evaluating the creditworthiness of natural persons, assessing life or health insurance risks, or any other use classified as critical by the Regulation. We nonetheless recommend always verifying the estimate with a qualified professional (real estate agent, appraiser, surveyor, architect) before making significant financial decisions.

Refit.space srl is committed to providing the service with the utmost professional diligence. However, to the extent permitted by Italian law and in particular by the Italian Consumer Code (Legislative Decree 206/2005), we cannot guarantee the accuracy, completeness or currency of the estimates produced by the model, the content published on the site, or data sourced from public databases.

Consequently, to the extent permitted by law, we are not liable for indirect or consequential damages, loss of profits, loss of business opportunities or loss of data arising from use of the site or reliance on the estimates produced. In no event shall these limitations apply in cases of our wilful misconduct or gross negligence, or that of our agents, nor in cases of personal injury, as provided by art. 33(2) of the Italian Consumer Code.

For consumers, all mandatory protections provided by the Italian Consumer Code and applicable law remain fully in force. No clause of these Terms may be interpreted as limiting rights that the law grants to consumers on a non-waivable basis.

By using the site you undertake to act lawfully and in good faith. Breach of these obligations may result in suspension or closure of your account and, in serious cases, referral to the competent authorities.

To access the user area and save more than one valuation you must register an account by providing a valid email address. Authentication takes place via a one-time password (OTP) sent by email: no permanent password is required.

You are responsible for the security of your email inbox and for all activity carried out through your account. If you suspect unauthorised access, please notify us immediately by writing to info@refit.space.

You may request deletion of your account at any time by contacting us. The way we process your personal data and your rights as a data subject (access, rectification, erasure, portability) are described in our Privacy Policy.

All content on the refit.space website — including texts, photographs, graphics, layout, trademarks, logos, videos, source code, databases and the artificial intelligence model underpinning the valuation tool — is owned by Refit.space srl or the respective rights holders and is protected by Italian and international law on copyright, trademarks and databases.

We grant you a limited, non-exclusive, non-transferable and revocable licence to access and use the site for personal, non-commercial purposes. All other uses are prohibited, including reproduction, modification, distribution, publication, automated scraping, and use of content to train third-party artificial intelligence models, without our prior written consent.

The trademark "refit.space" and its associated logo are distinctive marks of Refit.space srl.

Certain site features may allow you — now or in the future — to upload content such as property photographs, documents or descriptive notes. In doing so, you declare and warrant that you are the rights holder or otherwise have the rights necessary to share the content and grant the licence described below.

For content you provide solely in connection with the valuation service, you grant us a royalty-free, non-exclusive, time- and purpose-limited licence, to be used exclusively to deliver the requested service, improve our internal models in aggregated and anonymised form, and comply with legal obligations. All rights in the content remain yours, and you may request its deletion at any time.

Never upload unlawful content, content depicting individuals without their consent, or content that infringes third-party rights: we reserve the right to remove it and to suspend the account.

To deliver the service we use certain third-party technology providers. In particular, the valuation tool communicates with our internal API at api.refit.pro, which hosts the artificial intelligence model and other supporting services. For sending OTP codes and estimates by email we use a transactional email provider; for web fonts, some pages may load resources from Google Fonts.

The way these providers process data, and any tracking tools they may use, are described in detail in our Privacy Policy and Cookie Policy. We encourage you to consult them for a complete picture.

The processing of your personal data — including contact details, the address of the property being valued, access data and saved valuations — is carried out in compliance with Regulation (EU) 2016/679 (GDPR) and Legislative Decree 196/2003 as amended.

For details on the purposes, legal bases, recipients, retention periods and your rights as a data subject, please see our Privacy Policy, which forms an integral part of these Terms.

We are committed to keeping the site and the valuation service available and functioning in accordance with professional diligence standards, but the service is provided "as is" and "as available", without guarantees of uninterrupted continuity or absence of errors.

We may need to temporarily suspend the service for maintenance, updates, security measures, force majeure, or technical reasons beyond our control. Where possible, we will give advance notice of planned interventions. No guaranteed service-level agreement (SLA) is provided.

You may stop using the site at any time and request closure of your account by writing to info@refit.space.

Refit.space srl may suspend or close your account, with notice, in the event of serious or repeated breaches of these Terms, fraudulent or unlawful use of the site, attempts to compromise system security, or abuse of the API. Where there is an imminent risk to security or to third-party rights, suspension may be immediate and without prior notice.

Closure of the account does not affect the retention of data for as long as necessary to fulfil legal obligations, as described in the Privacy Policy.

We may amend these Terms to adapt to regulatory developments, changes in the services offered, or organisational updates. Each new version will be published on this page with the "Last updated" date.

For non-material changes (e.g. editorial corrections, updated references, operational details) publication of the new version constitutes notice, and continued use of the site implies acceptance. For material changes (e.g. introduction of paid services, significant changes to limitations of liability or user rights) we will notify you specifically — by email if you have a registered account or via a prominent notice on the site — and you will be able to give explicit consent or stop using the service.

These Terms are governed by Italian law.

If you use the site as a consumer (a natural person acting for purposes outside your trade, business or profession), for any dispute the courts of your place of residence or elected domicile have exclusive jurisdiction, pursuant to art. 33(2)(u) of the Italian Consumer Code (Legislative Decree 206/2005). You also have the right to use the alternative dispute resolution (ADR) procedures provided for under European and Italian law, including the European Commission's ODR platform (ec.europa.eu/consumers/odr).

If instead you use the site as a professional (company, self-employed person, organisation), for any dispute the courts of Como, the company's registered seat, have exclusive jurisdiction.

Pursuant to arts. 1341 and 1342 of the Italian Civil Code, we expressly draw attention to the clauses of these Terms which, for users acting as professionals, require specific approval as they involve limitations of liability, powers of unilateral suspension or amendment, and derogations from territorial jurisdiction.

For users acting as consumers, the same matters are entirely governed by the Italian Consumer Code (Legislative Decree 206/2005), with precedence given to the mandatory rules protecting consumers: no clause of the Terms may limit rights that the law grants to consumers on a non-waivable basis. In particular, no limitation of liability contained herein may operate in cases of wilful misconduct, gross negligence or personal injury.
